Sonadezi Long Thanh – (Expected price: VND145,000 /share)


A subsidiary of Sonadezi Bien Hoa Group. Sonadezi Bien Hoa Corp currently has 20 subsidiaries with total capital up to VND1,500 billion specializing in industrial parks, residential and urban areas, transportation, construction and industrial manufacture fields. To expand its business to Long Thanh province, Sonadezi Long Thanh (SZL) was established on 10-2003 with initial charter capital of VND50 bil. At the end of 2005, Sonaland (a subsidiary of Sonadezi Bien Hoa) was merged to SZL which leaded to the increase of SZL’s capital to VND65 bil. As at 11-2007, SZL has increased its capital up to VND100 bil in order to expanding the trading business and participating in new projects in Long Thanh areas. Overview, major shareholders at SZL are companies which supply and provide indispensable products (electricity, water) for the operation of enterprises in LTIP. This helps to ensure the stabilization and quantity of electricity and water source. Long Thanh industrial park (LTIP) was located at a very convenient place with only 15km and 45km far from Bien Hoa and HCM city respectively. In addition, LTIP is also nearby new international airport (11km), large ports like Phu My deep water port, Go Dau and Vung Tau sea port and Ho Chi Minh – Long Thanh – Dau Giay highway.


Total area of LTIP is 900ha in which 510ha is for renting, 63ha is for residential areas, 90 ha is for park, services and the balance is for ecological tourism area. As at 11-2007, LTIP has attracted 65 investors with total registered capital of USD438 million and leased areas of 171ha/257ha (for first stage) thanks to the propitious location and reputation in term of services and prestige of parent company. Leasing price and infrastructure fee at LTIP are much cheaper than mentioned although LTIP locates at a very good location and its infrastructure is mostly completed. As a result, the leased area ratio at LTIP is 66% over 257ha (first stage).


Sonadezi Long Thanh owns 5 attractive residential areas, apartments projects, including:


Phuoc Lai: Located at Long Binh Tan ward, 500m far from National Road No 51. Total land area is 8,155 m2, in which 6,343m2 is for house and the rest is for roads. It is expected to have 27 villas with the average area from 185 - 377m2.


Trang Bom: located at Trang Bom town with total land used up to 1.45ha including 20 villas (240-260m2), 69 terraced houses (68-171m2).


Tam An: is built with the purpose of servicing the housing demand for experts, workers working for LTIP. It is one way to attract investors for this industry. Apart from residential areas with full infrastructure, Tam An also has public utilities such as school, entertainment & sport area, business center and so forth. It is designed to have 2470 apartments and 188 villas.


An Binh II: located at the belt of Bien Hoa I industrial park with the purpose of providing houses, apartment for low and middle income workers. Total land area is around 7,200 m2.
